Ricardo Cappelletti and Bryce Pane have launched the new commercial agency AND Property, aiming to disrupt the industrial market.

The Announcement:

Two of Victoria’s highest-performing industrial agents, Ricardo Cappelletti and Bryce Pane, have officially opened the doors of a new agency — AND Property.

The founders have had illustrious careers in Australia’s property market, both specialising in Melbourne’s industrial sector. 

They’ve consistently been recognised as high performers within Victoria’s industrial market over the past decade and have worked with clients of every size.

The launch of the new agency comes as the duo lists more than $50 million of prime industrial properties for sale, including:

• 23 Banfield Crt, Truganina: A low site coverage facility sitting on more than 29,825sq m at just 8.4 per cent coverage, with a short WALE. For sale via expressions of interest with an asking price of more than $21 million, closing at the end of March.

• 9 – 11 Fitzgerald Rd, Laverton North: A 10,150sq m site featuring workshop with multiple bays in an Industrial 2 Zone, offering few restrictions. Offered via private sale with expectations of around $9.75 million.

• 57 Patch Circuit, Laverton North: A high exposure 9998sq m development site with approved plans, ideal for transport and display yard groups or developers. For sale via expressions of interest, with a price guide of $8 million-plus, closing in early April.

• 46 Burke St, Braybrook: A four-lot land subdivision with sizes ranging from 1854sq m to 3202sq m. Offered via private sale with a total land value of around $11 million.

• 2 University Place, Clayton: A 900sq m standalone facility sitting on just over a 1000 sq m of land to be sold via EOI closing early April with a price guide of $2,.8 million-plus.

Mr Cappelletti said AND will differentiate itself by prioritising relationships over one-off transactions.

“AND is about connection,” Mr Cappelletti said.

“Bryce and I have always stood by the fact that any success comes from looking beyond a transaction and building a relationship. 

“AND is about connecting people with possibilities, and continually looking for more.”

Mr Cappelletti said Mr Pane is a formidable agent and an incredible business partner. 

“The term ‘humbled’ gets thrown around a lot, so I won’t use it,” he said.

“Instead, I’ll say that I’m incredibly grateful to be able to partner with him for this venture. 

“It also helps that he is, without a doubt, one of the kindest people I’ve ever met.”

An exciting time for the two in what will most certainly be a shake-up to the Victorian industrial market, the duo will be supported by senior manager, Ben Quennell, process manager – agency, Chris Pane, and marketing and operations lead Jamie Blackburn.

Mr Pane said this is only the beginning and there’s already so much on the horizon.
