McGrath Estate Agents is doubling down on the Queensland property market after launching its newest office in the Whitsunday, led by local agent Andy Camm.

Mr Camm will be joined by an initial team of three, including lead agent Helen Maund in a new office located in Airlie Beach.

Having grown up in the Whitsunday area, Mr Camm has seen its evolution firsthand, as well as its price growth over the past 30 years.

“Lifestyle continues to be a big drawcard, attracting families and retirees to the area for its natural beauty, islands, pristine beaches and connectivity,” Mr Camm said.

“Additionally, we have seen the greatest southern migration in the history of the area, from families relocating due to the close proximity of the mines and the opportunities for work in the local construction industry.”

He said demand for property in the tropical regions was at record high levels.

“As with all Australia, the Whitsunday region has experienced its strongest years with regards to the rental demand and return for property investors, with vacancy rates consistently hovering around 1 per cent or below for the past three years,” he said.

“Many other areas of the Whitsunday region have also had significant price growth due to demand from southern migration to the area.”

McGrath Whitsunday will service the area from Guthalungra in the north, to Mount Coolon in the south, to the Whitsunday Islands in the east, to the edge of Mount Wyatt in the west.

A key focus will be on Airlie Beach, Hamilton Island, Cannonvale, Jubilee Pocket, Proserpine and surrounding rural areas between Cannonvale and Proserpine.

Head of Franchise Network for McGrath, Chris Mourd, said demand for property in the region continued to grow.

“Over recent years we have seen a great demand from our existing clients in key markets of Sydney, Melbourne and Brisbane that we service expressing an interest in buying property in northern Queensland, so it was important for us to partner with the right local operator who is both well known, has a deep knowledge of the region and a reputation for excellent customer service,” Mr Mourd said.

“The Whitsunday region has enormous appeal and potential as it offers one of the most desired tropical lifestyle destinations in Australia.”

He said the area was popular with buyers, given its easy access to the major capital cities.

“Importantly, the Queensland Government’s extensive pipeline of projects will assist sustaining the region’s economic growth and support a secure future for the region,” he said.

“They have committed to deliver a $623.4 million capital works program in the Greater Whitsunday region, providing essential infrastructure to meet the increasing service needs of residents and directly support 2100 jobs.”

“The Winchester South project expecting to start construction in 2026, will support up to 500 construction jobs over the life of the project and create up to 500 long term regional jobs and the Peak Downs Mine Continuation project south-east of Moranbah will support up to 160 construction jobs and 2400 operational jobs.”
