A palatial home on the market in Vail, Colorado, is poised to break some records.
The modern mansion at 100 Vail Road comes with a $78 million asking price, making it the state’s most expensive listing. If it sells at or near that figure, it will break its own record for Vail’s most expensive sale.

Built in 2014, the abode is the town’s largest residence, with over 15,000 square feet of living space. Its sellers, biotech entrepreneur Kevin Ness and his wife, Stephanie Ness, bought the six-story property in August 2020 as a “getaway” from their Boulder home, The Wall Street Journal reports. The 11-bedroom home had already been renovated and split into a duplex when the couple purchased it for a then-record $57.25 million.
With four kids of their own, they spent over three years converting it back to a single-family home with an updated floor plan to host large groups, as well as remodeling the fifth-floor deck to include a fire pit and a retractable television. While Kevin hasn’t disclosed the update costs, WSJ reports that he gave the building team an “unlimited budget.”

And with its asking price, the manse comes laced with a host of unique features. Throughout its nearly 70-foot-tall build, decorative elements like Loro Piana cashmere walls and hair-on-hide paneled hallways make a subtle statement. Oak floors and solid walnut doors also allow aluminum sculptures and artworks by Neal Feay to captivate your attention. These details pop against breathtaking views of Gore Range and the verdant grounds. Thanks to the home’s indoor-outdoor design and three stories of sliding doors, the new owner can take in the setting with ease.
A number of fireplaces throughout the residence keep it toasty. Additional highlight includes two elevators, moveable walls, screening and wellness rooms, kitchenettes/bars across five floors, and 21 custom heated ski lockers. The last comes in handy ahead of ski days at Vail Mountain, or walks to Vail Village, which sits nearby. Owners of the ski town’s crown jewel also gain access an indoor pool, two heated outdoor pools, and three spas, all sure to help take the edge off after tackling Vail Mountain’s legendary Back Bowls.
Last spring, Colorado saw its most expensive home sale in Aspen. The massive estate, reportedly snapped up by casino tycoon Steve Wynn, sold for a record $108 million in the Centennial State with Red Mountain views.
As for 100 Vail Road, Tye Stockton of Compass holds the listing.
