The Announcement:

McGrath Estate Agents has strengthened its Victorian presence with the opening of McGrath Clayton, to be led by experienced local agents Ethan He and Jason Xi.

The new office, strategically positioned in the heart of Monash, will service areas from Notting Hill to Springvale, and from Noble Park and Mulgrave to Oakleigh South.

Mr He and Mr Xi bring a combined 33 years of real estate experience to McGrath, along with their team of 25 staff and a substantial rent roll of 1,400 properties.

The pair has demonstrated strong market performance, selling 183 properties in the last 12 months in their previous role at First National JXRE – Clayton.

Mr He, a Monash University graduate who has lived in the area for over 15 years, has intimate knowledge of the local market.

“I know the area back to front. I’ve probably sold a property in every street of Clayton,” Mr He said.

“Clayton attracts a diverse mix of buyers, including young professionals, families, students and investors, with many homes priced between $1 million and $1.5 million.”

The team has achieved notable sales results, including $3,880,000 for two adjoining properties at 12-14 Marshall Avenue, and $2,410,000 for a four-bedroom home at 14 Francis Street.

Mr Xi highlighted the area’s strong rental market, noting a low vacancy rate of around 1.5%.

“Monash University and the nearby business hubs draw students and professionals, boosting demand for rental and shared housing, all of which adds to the diversity of the area,” Mr Xi said.

Chris Mourd, Head of Franchise Network for McGrath, expressed confidence in the expansion.

“We believe Ethan is one of the best emerging agents in Australia and together with Jason, they are highly skilled and entrepreneurial principals who will greatly enhance our offering to Melburnians in this culturally diverse region,” Mr Mourd said.
