Considered the father of the atrium hotel with his 1967 design of the Hyatt Regency Atlanta, John Portman made his name on transportive environments—whether or not they were always considered to be in good taste. The architect’s own homes were similarly entrancing—and now one is for sale. Known as Entelechy II, Portman’s beach residence in Sea Island, Georgia has been listed for the first time ever.

Asking $40 million, the seven-bedroom, nine-bathroom home features ample greenery draped gracefully over the white exterior, accentuating the height and magnitude of the structure. The modernist home ushers visitors between lower-ceilinged lounge rooms and grand double- and triple-height spaces; a remarkable feat in a 12,500-square-foot home, the bedrooms and many of the living spaces still feel intimate and comfortable. Outside, a sculptural pool—complete with an internal, almost horseshoe-shaped deck—defines the backyard. In addition to the main house, a guest cottage adds another 3,432 square feet, four bedrooms, and three-and-a-half bathrooms to the property.
