Set to launch on Friday, March 7, this marks the agency’s fifth location in the region, enhancing its ability to serve the growing local property market, including rural and equestrian sectors.
Led by Holly Longmuir, Buxton Mornington Peninsula has evolved from a single office with four team members to nearly 50 across five locations: Flinders, Sorrento, Blairgowrie, Mount Eliza, and now Balnarring.
The agency holds a leading 27.7 per cent market share in Flinders and surrounding areas as of December 2024.
“Our expansion into Balnarring is a natural step forward,” Holly Longmuir said.
“Over the past decade, we have built strong connections between Flinders and Balnarring.
“Many homeowners are looking to move closer to Mornington, making Balnarring a key link in the region.
“This new office allows us to better serve our clients across a broader corridor, from Flinders to Somers and beyond.”
Buxton Mornington Peninsula remains committed to the local community, reinforcing its ties to the equestrian sector through its sponsorship of the Main Ridge Pony Club.
The new office will link the teams from Flinders through to Mt Eliza and will be managed by a team of experienced agents.
Tim Ripper, a former director of a local agency, brings extensive industry knowledge, while Cam Jamison, who recently joined Buxton, offers strong expertise in equestrian real estate.
Samantha Moffatt, whose career began in the rural and equestrian space, has quickly become a market specialist.
“For me, this move is a return to my roots,” Ms Moffatt said.
The Balnarring office will also play a key role in facilitating transitions for up-sizers, downsizers, and rural buyers.
Over the past six months, Buxton Mornington Peninsula has experienced strong market activity in Balnarring, Balnarring Beach, and Somers, achieving a median sale price of $2,332,500—significantly higher than the market median of $1.43 million.
Buyer inquiries for Buxton properties in the area have reached 1,409, compared to the market average of 164, with a median ‘days on market’ of 46 versus the broader market’s 62.
“When we first started ten years ago, the rural and equestrian market was a primary focus for Samantha and me. We always dreamed of opening an office in this beautiful town, but as we grew, our expansion naturally followed the coastline,” Ms Longmuir said.
“The opening of our Balnarring office is an opportunity to reignite that dream.”
