Lee & Associates Marketing Fanwood, N.J., School Property for Sale or Lease

Lee & Associates New Jersey has been tapped to market a 3.8-acre specialty use property in Fanwood for sale or lease. The site at 330 South Avenue houses a fully built out, +/-36,000-square-foot school building; it is currently operating as a New Jersey Department of Education-approved private school for students with disabilities.

The commercial real estate firm’s Beth Chezmar and Erica Davidson are leading the assignment. According to Chezmar, the offering presents a distinctive opportunity to lease or buy a turnkey school building. “The site is also well suited for redevelopment,” she said. “This prime Union County location could potentially make an excellent alternative use play for a multifamily investor, for example.”

Supported by excellent demographics, 330 South Avenue serves a growing population of about 291,000 people within a five-mile radius. It is proximate to NJ Transit’s Fanwood Train Station; commuter bus service; and a host of local amenities including parks, a post office, a pharmacy and dining options. 330 South Avenue is easily accessible to major thoroughfares including routes 22, 28 and I-78. The communities of Scotch Plains, Westfield, Cranford and Plainfield are nearby.

Lee & Associates New Jersey has locations throughout the state and represents the regional operation of Lee & Associates, one of the nation’s largest agent-owned commercial real estate brokerage and property management firms. Lee & Associates professionals combine the latest technology, resources and market intelligence to deliver superior service and optimize results for clients. Established in 1979, the company maintains more than 75 offices in the United States and Canada. In 2022, Lee & Associates’ 1,500+ team members assisted with over $32 billion in transactions.
